Is there an application and administration fee? If so, what are they?
Yes, there is an administration fee of $300 and an application fee of $50 per person over the age of 18.
What lease terms do you offer (6, 9, 12 months)?
Promenade Pointe offers 3 to 13 month lease terms.
How much is the security deposit?
The security deposit for a fully approved application is $350.
Is there a deposit alternative option?
Promenade Pointe does not have any deposit alternatives at this time.
Is renter’s insurance required?
Yes, renter’s insurance is required to live at Promenade Pointe.
When is my rent due?
Rent is due on the 1st day of each month.
How do I pay my rent?
Rent can be paid through the resident portal in the Loft app. Residents are able to save pavement options and pay with e-check, credit card, or debit card.
Are any utilities included?
Utilities are not included; residents are responsible for setting up utilities. All utilities are based on usage.
Are there additional fees I should expect?
Yes, you can expect $25 valet trash service, $7 pest control fee, $85 Direct connection fiber internet, and $15 amenity fee to be applied each month.
How do residents submit maintenance requests?
Residents submit maintenance requests through their Loft Living app.
Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request?
Yes, we do have 24-hour emergency maintenance services. The following are considered to be maintenance emergencies: No heat (if colder than 55 degrees outside), no air conditioing (if hotter than 75 degrees outside), water intrusion/leak, overflowing toilet, clogged toilet (if only one toilet in home), non-functioning refrigerator, as well as electrical failure.
Is there a technology package at this property? (If yes, what does it include?)
Yes, Promenade Pointe has a smart lock and smart thermostat through Quext, that can be control with an app.
Do the apartments have a washer/dryer? If not, is there a laundry service available on site? (Include cost if so)
Every apartment home comes with washer and dryer included at no additional cost.
Is parking available and is it included?
Promenade Pointe is a gated community and parking is $10/month. There is covered parking available for $50-$75/month as well.
Is the community pet friendly?
We are a pet-friendly community that welcomes cats and dogs.
What is the pet policy including fees, restrictions and how many pets are allowed per apartment?
Promenade Pointe allows up to two. Pet fee is $350 per pet and there is $45/pet monthly pet rent. The following are restricted breeds in our community: Pitbull Terriers, Stafforshire Terriers, Rottweilers, Doberman Pinschers, Chow Chows, Akitas, Wolf-Hybrids, Alaskan Malamutes, and Presa Canarios.
Do you offer furnished apartments?
Promenade Pointe is partnered with Hello Landing who offers furnished apartments.
Is there reserved parking or personal garages available (include additional fees)?
We do have covered reserved parking spaces availaable for $50-$75 per month.
What amenities does this property have?
Promenade Pointe offers amazing amenities to include a coffee bar, resort-style saltwater pool, 24-hour fitness center with separate fitness room, business center with PrintWithMe printer amenity, clubhosue with billiards area, gas-grilling stations, outdoor fireplace, private dock and boardwalk with gazebo oveerlooking Wayne Creek. You can even take our kayaks and canoes out on the water!
Is there a guest suite here and what is the reservation process? (If so, include fee amount)
We do not currently have a guest suite at Promenade Pointe.
How do I schedule a tour at this community?
Easiest way to book a tour with us is through our website or you may call during office hours and a member of our team with gladly assist with booking a tour.
Do you offer in-person, virtual or self-guided tours?
Our team offers in-person and virtual tours to anyone interested.
How soon can I move in?
Move-in timeframe depends on availability of homes. The application screening can take up to 1-4 business days, once approved we can get the move-in process moving forward.
How do I apply for an apartment?
The application process is competely online. You can visit our website: www.promenadepointe.com to begin.
What are the income and credit requirements?
Our income requirement is combined verifiable income of at least three times the monthly rent. We also use a third-party screening company to review credit and rental history as part of the application process. Based on the screening results, an application may be approved, conditionally approved with an additional deposit or guarantor, or denied. Applicants are responsible for ensuring their credit history is accurate prior to applying.
Do you accept co-signers or guarantors?
We accept guarantors at Promenade Pointe.
What documents are required to apply?
We require government issued photo ID and proof of income.
